The Senior Manager, Facility Operations will report into the Director of Operations and will work in close partnership with Corporate Real Estate and Workplace Services (CREWS) broader team. This role will provide support to the team globally which include EMEA and APAC regions, with a heavy focus on Harbor Point Operations, T. Rowe Price’s new headquarters located in Baltimore, Maryland. The Sr. Manager ensures all mail center services, construction, moves adds and changes, engineering, and facility management services are planned, managed and delivered in a consistent manner across all regions. Data analysis, reporting, presenting to various levels of leadership are key responsibilities of this role. This role works closely with the CREWS Leadership Team as well as in-region delivery teams and provides governance, guidance, and support to third party service delivery teams.

 

Essential Job Functions (Responsibilities)

  • Responsible for providing direction, governance, and guidance on day to day activities for Facilities Management, Workplace Service functions Globally, to include EMEA, APAC regions, including program, policies, and standard operating procedures.

  • Responsible for all facilities related new programming to include construction, engineering, move and decommissioning project for T. Rowe Price’s new Headquarters at Harbor Point, in Baltimore, MD.

  • Will have direct oversight of the Mail Service Center team, Moves adds and Changes team, facility Operations Manager for NA region, and serve as the primary point of contact with the facilities management contractors and various service providers.

  • Serve as a trusted Facilities Operations and engineering advisor for our CREWS team; provides input into the annual capital, program and playbook developments, reporting, and department planning process that will lead to continued improvements that will enable both the acceleration as well as strong results around CRE&WS’ milestones

  • Maintains and updates project documentation and infrastructure (SharePoint, etc.) and accurately reports on project milestones and key deliverables.

  • Lead multiple project workstreams concurrently, and drive accountability from project team leads to achieve results, including identifying issues/risk and appropriately escalated for resolution purposes.

  • Partner closely with CREWS’ Sustainability Manager to plan, prepare, and support on execution of CREWS Sustainability efforts, this may include preparing presentations for senior leaders inclusive of board members.

  • Leverages relationships to successfully complete real estate activities at all levels throughout the organization. Works directly with other business units, finance, accounting, transaction management, and senior management. Partners with other stakeholders to develop and implement consensual decisions.

  • Responsible for supporting all procurement processes, including serving as point contact for Master Service agreement negotiations and governance for facilities and other CREWS contracts.

  • Ensures compliance with 3rd party service delivery contracts; captures feedback on performance

  • Develops and maintains Key Performance Indicators (customer satisfaction, cycle times, cost, and service levels) and uses analytical tools to understand performance gaps

  • Develops and manages an internal benchmark program on key management and operating metrics

  • Leads cross-functional efforts to implement data management content, data governance, systems and operational process in a consistent manner

  • Performs comparative analysis across the regions to look for trends, opportunities and outliers

  • Accurately identifies monitors conflicts and issues that may impact the availability, integrity or completeness of facilities data

  • Oversees efforts to clearly and concisely document new application and system data management specifications and practices

  • In coordination with Director of Operations, develops and manages internal SLAs documenting service needs and performance requirements

  • Proactive in bringing new ideas and innovations to the Director of Operations

 

Qualifications:

 

Required:

  • Bachelor's degree (or equivalent) in a related field (architecture, engineering, real estate or business administration) required

  • 8+ years of demonstrated progressive experience in corporate real estate and facilities management.

  • Deep understanding of Facilities Management and engineering programs and daily activities

  • Proven experience handling facility related emergencies and appropriate escalation and response

  • Strong Reporting, presentation, oral and written communication skills

  • Management/supervisory experience in a matrixed environment

  • Availability to work onsite 5 days/week.

 

Preferred:

  • Expert level analytical and quantitative skills

  • Ability to remain calm under pressure, multi task, and work in a fast paced environment

  • Deep experience conducting financial/business analysis including preparation of reports

  • Experience in understanding an organization’s systems and underlying data structures

  • Ability to comprehend, analyze, interpret complex business documents and problems and respond to sensitive issues; can clarify key issues in complex situations

  • Strong organizational, analytical and problem-solving skills, possess strong data-driven mentality

  • Demonstrated ability to define, set expectations, influence and execute multiple concurrent projects

  • Demonstrated ability in managing and influencing others within and outside of reporting lines

  • Strong executive presentation skills, both oral and written; able to tailor communication style to effectively meet the needs of the audience

  • Understanding of regional cultural norms

  • Ability to balance structure with a continuous improvement approach

  • Proven ability to be comfortable with ambiguity and operates effectively in environments with imperfect information

  • Ability to work both independently and within a team environment

  • Highly self-motivated and able to thrive in an extremely fast-paced and changing environment

  • Works effectively with third party providers, providing guidance and oversight

  • Maintains composure under stress

  • Ability to work in a fast-paced environment with multiple projects and varying deadlines

  • Experience formatting and editing documents, and creating and updating presentations, reports, and playbooks.

  • Strong communications and interpersonal skills
